Thinking about selling in 2024? Here are three reasons why it's a hot market for sellers.
1. Surging Home Prices: More than 80% of metro areas experienced home price gains, with some markets posting double-digit increases.
2. High Demand: With fewer homes on the market, demand for available homes is higher than ever. It will take 2.8 months to move the current inventory level, well below the desired pace of six months.
3. Market Optimism: With inflation on the decline and the Federal Reserve sending promising signals, there is optimism for dropping mortgage rates.

Does buying or selling make more sense? Economist reporter Aziz Sunderji built a pretty comprehensive model to analyze the question based on the New York Times's famous "buy or rent" model, but added a couple of really important customizations: users can change prices and rents year by year (eg, soft rents in the near term from oversupply, but faster from 2026), and can incorporate the benefits of refinancing. These seemingly small tweaks make a huge difference.
His analysis shows that, for the median 2 bedroom home—and, likely, for most buy/rent pairs people would be looking at—buying makes more sense for all but the shortest (sub 4 year) holding periods. This is a retort to the many news articles suggesting that renting now makes far more sense than buying. In many cases, it doesn't!
